Is it fair for LL notices to be served by post to a shared letterbox

Why is this any more unfair than for any other post? Your replacement bank card? Your insurance reminder letter? It's a fact of life in some communal buildings - it's not unique to landlord notices.

'Recorded Delivery (or 'signed for') is considered delivered after 2 working days whether signed for or not under court rules.

Here's a radical suggestion: Ask your LL to replace the front door with one that has 2 letterboxes with lockable wire cages behind them. Don't think they'll be keen? Neither do I.

Here's a less radical suggestion: Get yourself one of those wall mounted letter boxes and ask the LL for permission to screw it to his outside wall. Or just get one of those American freestanding, bird table looking ones and paint your flat number on it but don't be surprised if it goes walkabout unless you set it in concrete, for which you would need permission... Bit of a Catch 22, isn't it? Maybe you had better move to a place with its own letterbox.

Seriously, unless you have an ongoing problem with missing post, I think you may be worrying about nothing.

But then the tenant would be able to avoid any notice by refusing to sign. Usual provision in notices clauses is that a notice will be deemed served if it's been sent by recorded delivery i.e. it's mainly just to get proof of posting.

Great point, sorry. I actually read my own tenancy agreement earlier today as I am going to be giving notice to my landlord soon, and it actually says notice is considered served the day it is sent, but I still managed to forget this when making my post!
