Extension Advice - 4m Permitted Development

Our house is detached, therefore I can extend 4m back from the property within permitted development.

What happens if it's just outside that? say 4.1 metres? As to extend and match the garage wall line, which is what I want to do, it is fractionally longer than 4m.

Would that need planning permission?

Builder said he's only had one inspector measure and that was due to neighbour of the extension complaining.

Finally had a decent builder around and quote is within budget, so it's plan B for us if we cannot move.

    House, Garage, Conservatory.

    So building line remains to current garage line, not house. But the gap between where the house ends and the garage ends, is just fraction over 4.0m.

    I'd then have large kitchen/diner going into the current garage space. Luckily, the garage floor is lower than house, so can be insulated without issue.
  • It would need planning permission because it's outside permitted development. It's not worth taking a risk. If one person raises it with the planning authority and they check, you could have a tricky situation trying to get retrospective permission or if it were not granted, have to take it down and re-build it within the permitted limits.

    It's a larger extension under Permitted Development but you need to fill out a form and wait for neighbour consultation.

    Takes less time than full PP and will be cheaper than full planning.

  • I’m sure you already know this but remember that a 4.1m extension will only give you around 3.8m internal dimensions due to thickness of walls.
