Heating Landlord Housing Association

Hi All,

I will try keep this as short as possible whilst given as much detail!

We are in a private rented 1 bed flat inside a block of flats. Each flat gathers hot water and heating from a main system which distributes it to 3 other buildings. Currently that system has malfunctiononed and cannot be repaired because parts are no longer available. A proposal to change each flat into an electric heating system is in motion but this will take many months to complete (early next year). We can currently heat water via immersion’s system. We do not have any heating and as we start to approach autumn and winter that will become unbearable. The landlord of the flat will provide electric heaters which are a fire hazards in my eyes and you can’t manage the heat with them. This will cost a small fortune to run and with using the immersion even more so.

Are current tenancy contract expires early next year, where would we stand on terminating this as the property’s living conditions have changed from when we first moved in.

    Electric heaters are not a fire hazard, though yes, harder to control (put them on a time-switch?) and expensive.


    Ask the LL to provide the time-switches and make a modest rent reduction to compensate for the electric cost.


    You could certainly ask the LL to accept an Early Surrender of the tenancy, and in the circumstances I suggest a reasonable LL would agree. But legally he does not have to. You have hot water, and he's providing a source of heating.

    Also be aware that electric heating will cost a fortune once installed, depending on how warm you like to be.

    Hot water - consider turning off the immersion and turn it on for 20 minutes before a shower then turn it off once the shower is done.

    For small things such as washing dishes, consider boiling a kettle and use the hot water from that.
  • Hot water? I bought a house with a sitting tenant on top-of-3-floors in the '70s (we lived in bottom 2 floors). She had been there since before WW2 and had one tap, cold.
