    Ethically the agent was in the wrong and should not have disclosed the information to your purchaser, one point to bear in mind is that EAs don't do valuations they do market appraisals. The only people that can do valuations are surveyors and they have a whole lot of rules and regulations they need to obey.

    It's not a technical question.

    It's an EA giving their opinion about what your property is worth (and they may a hidden agenda, and they may be 'fibbing').

    The EA has just done some 'salesmanship' and the way to counter it is more 'salesmanship'. (i.e. tell the buyer that the EA is talking nonsense)

    EAs frequently talk nonsense (or fib) to me because it suits their agenda. I take no notice.

    It sounds like your buyer was either remorseful or gullible, and the EA exploited it.
