Finding out land classification.

Hi all.

I have part of my garden which has, for many years being used for crops.

A couple of local people I have spoken to have referred to this land as 'agricultural' and not 'residential'.

Can anyone tell me how I go about finding out the land classification of my property?

I've looked on my title plan / register but I can't see anything on there.

Many thanks.

By "crops" do you mean oats, wheat, barley etc, or do you mean normal household garden type vegetables e.g. potatoes, beans peas? How large is the piece of land devoted to "crops" and was it at one time in adifferent ownership to that of the house?

  • Have a look on your local planning portal. There might be some info available on there.
You could check the local development plan and see what the land is "zoned" for.
Is the land part of a field? Could it have been part of a farm or small holding at some point? If your Deeds are silent on it, presumably there are no restrictions on what you can use the land for, unless these have been imposed by the local authority.
Why are people concerned about the land classification? Is there a plan to develop the land that local folks may not be happy about?
  • I think from the OPs post that he is worried about having brought an area of agricultural land into his garden. This would be a change of use requiring planning permission. The previous use is a matter of fact - what was it used for? The planning portal will tell you about any applications in relation to that land.
