Hi all me and my partner are first time buyers, looking to reserve a Bellway 3 bed detached in Leigh, Lancashire.
It's been a stressful time, here is some background to the problems we had in the mortgages forum that I can't link.
The site is new, current release of four 3 bed detached listed at 209995 and one 4 bed detached listed at 234995. The site went on sale at the end of July offering no customer incentives.
The 4 bed sold after a couple of weeks, all the 3 beds are unreserved and due for completion jan/Feb.
We made an initial offer of 201995 last Monday that was rejected the following Thursday. Due to current life situations I am struggling to find the time for lengthy negotiation so went straight back in with a final offer of 209995 and asking for 5 grands worth of extras of our choice.
Bellway have rejected that offer on Thursday and I've told them to call back when they are ready to sell the house, they said they have my number so may be back in touch.
The current mew build market near me is there are multiple developments within 2 miles all with finished or nearly finished Un sold plots. Also other builders are offering more incentive's.
We are ftb with funds in place, am I over thinking by worrying they won't eventually really consider?

Is Leigh a better address than Hindley Green? The new house is in Hindley Green not Leigh. If you want to live in Hindley Green there is this one and it is a 4 bed. https://www.rightmove.co.uk/property-for-sale/property-65113486.html0

In my experience they are pretty insistent on the sale price (so not to devalue surrounding plots on paper) but are more likely to cover stamp duty, include flooring etc. BUT only if they have had a slow uptake on selling the plots.
So might be a waiting game if they only released the plots a month ago.0
