Conservatory with WC

We are planning to construct a conservatory with a WC/shower. I understand that a maximum depth of 6m can be achieved for a semi-detached outside designated land in conjunction with neighbour consultation scheme according to the planning portal - https://ecab.planningportal.co.uk/uploads/miniguides/conservatories/conservatory.pdf

My question is, if I decide to add a WC or a shower to it, is it suffice to get a building regulations done or do I need any more verifications apart from BR?

    Are you sure it's a conservatory and not an extension you're building? It sounds a bit odd.

    What will you do with a 6 metre conservatory or a freezing cold shower room in winter?

    The idea is to build a 5m x 3.5 m conservatory with a 2m x 1.5m lantern roof - 5m being the projection.

    I am happy to build an extension instead but I would like the area to be very well lit and as far as I know, an extension with a lantern roof isn't allowed - please correct me if I am wrong.

    Hence the compromise - my current living room is 4m wide which opens into the garden with french doors, so it's virtually an extension as I wish to build a solid wall on the side we have a common wall with our semi neighbours and on the other side the idea is to have a 2 pane sliding doors. Plan is to have a shower towards the end of it.

    As you can find from the description above there is a lot of wall and solid materials except for the lantern roof and the sliding doors.

    So, is having an extension with very well lit roof like the lantern roof an option?

    You can definitely have a lantern roof in an extension. Where did you learn that it wasn't?

    Rather than being a conservatory, a room with lantern roof is an extension because it needs the structural support of a roof.

    You've got your regulations right, but you need to be calling it an extension and building it as so.

    Ah...that sounds great! I was under the impression that the lantern roof's u-value would compromise the thermal efficiency of the extension - even the triple glazed lantern roofs don't seem to be as good as solid roofs - this is what made me wonder if I should call the extended structure an orangery/conservatory.

    Thanks for the clarification anyway.

    So for this planned 5m (projection) x 3m (width) extension with lantern roof and a shower, do you think I should get anything else apart from BR?

    It doesn't need to meet the regulations for the solid section of roof. It's a window. They can never meet the same regs as walls and roofs.

    You can up the insulation in other areas to make it up, but we've never had an issue with building control and rooflights, it's usually just accepted that they're not as efficient.

    You need to do your application under the neighbour consulation scheme and get your building regs sorted.

    Drains nearby? Maybe a buildover agreement if they're shared.
