New build extras in purchase price

I am just looking at recently purchased properties on a nearby development on the Scotish land registry and I was wondering whether the price quoted includes any extras that were purchased when buying a new build porperty? This is not for mortgage reasons, I want to have an idea what people managed to negociate in the purchase price and wondering whether this is the right approach.

Incentives will be included in the contract price.
Extras are purchased after the reservation and are normally paid for separately, which would mean not included in contract price.I am a mortgage broker.
