Seller wants to qualify buyer before looking into offer: which documents am I obliged to provide?

    Look at this from another perspective.

    Put simply, ask yourself which offer a seller would accept: one from a prospective buyer who says 'I'm good for the money mate but I won't show you the proof' or one that willing supplies all the required information?
  • Making you see the EA's mortgage adviser has absolutely nothing to do with qualifying you as a buyer.

    The EA simply wants to get commission.

    Providing a copy of a 'Decision in Principle' from your bank should be more than enough.

    I cant understand your objection to talking to the EAs mortgage advisor - if they try to sell you their services just say no. So what if the EA does unethically use that information to suggest that you could afford more. If you are asked to pay more and dont want to, say no.


    As a seller I would worry that your lack of cooperation over something pretty trivial at this stage in the process could be a sign that I am risking un-needed hassles should you adopt a similar attitude during the often highly stressful time leading up to exchange.
  • I wouldn't want my AIP/DIP being seen either for the reason they know what you can afford.


    We put our offer in, had it accepted and then they said provide your AIP/DIP certificte and we'll take it off market. Tell them that's how you want it done.
