Confused!! Is one a bargain?? Overpriced??

Neighbours. On with the same agent?? I don’t get the marketing here?? Anyone think one is really cheap or one grossly over priced? Why would the agent do this as the £higher price one surley won’t sell now!!??

Is a conservatory worth £60k more these days??

    It's not the agent who decides what price to market at -it's the seller (though agents will 'advise')

    Probably the higher priced property went on the market first. The owners of the 2nd property wanted a quick sale (perhaps) so under-cut the 1st one to attract buyers.

    Owners of the 1st one decided to wait things out, perhaps because they'd already offered on an onward purchase and needed o achieve near their asking price to afford their chosen purchase.

    Just one of many possible explanations.

    Talk about confusing but for some reason this one just looks more spacious than the other one to me. I know it must be the decor as it can't be anything else.

    I think you need getmore4less to come along with the "more like this" links to put some perspective on this situation.

    Certainly not - especially as this one looks like one of those flat pack diy jobs!

    Looking briefly at what's on offer around there, it does look like 280,000 is a reasonable price for a 4 bed semi-detached place.

    So someone probably wants a quick sale. OR something is wrong with it.

    I think it's to do with what they paid.

    They appear to be number 1 (left) and number 2 (right).

    1 sold Sep 2005, new build, £179,950. They now want £285k

    2 sold Sep 2005, new build, £182,950. Then Jan 2010 £145,000. Then Feb 2013 £171,500. They now want £225k.

    I'm guessing the seller sets the price - and 1 is more emotionally attached to the concept of "profit" as they've had it so long. 2 is more in tune with current values as they've not had it so long and weren't the first buyers.

    Yep, could be spot on pastures.

    Good luck getting near the £285k tho, be interesting to see which sells first...
  • The more expensive one does have a conservatory and a slightly bigger garden but apart from that I am struggling to see the difference in price.

    Looking within a 1/4 mile radius and focusing on new build sales, there seems to be quite a few 3 beds that have sold towards the start of the year for around the £200k mark

    I doubt prices in that area have shot up that much, there was a couple of much bigger detached 4 beds that sold Jan for £310k and £330k.

    Given this I think the its a case of £225k is probably very much on the low side, where as £285k is probably on overpriced side... Given just the above knowledge you would think first one probably £10k - £15k under a reasonable market rate where as other is probably £35k - £40k over priced but that is just a guess without having a more in-depth knowledge of the area.

    just lost a long post so will do a summary.

    0-300k 4bed+ 1m

    26 for sale 14 SSTC.

    10 of the SSTC are £270k-£290k most much better places than the £285k one.

    that internal style comes in different plot layout/semi/town.

    this one is £230k
    with history
    this one is £225k

    A broader look kind of indicates £200k-£240k is the range as at £240k decent sized detached kick in.

    The ones so far have been new@2005 on that cramped estate

    if you pull in all of Dereham(3miles) and look at broader range, there is quite a bit of choice in the 200-300

    Just looking at the plans.
    Two bedrooms with ensuite shower rooms ?
    Great for a family with teenage children or young adults.
    Rent a room also springs to mind IF the local market has lots of people looking for a room to rent?
    Having owned a 3 storey home I hope your fit and able to run up and down stairs several times a day ! If your considering buying
