Landlords Not Accepting Housing Benefit Tenants

    I looked on this website out of curiosity and in my entire borough there are only two properties. One two bed and a four bed.

    I just checked as well. I tried 5 different towns, all came up with zero. I have a friend who owns a letting agency and accepts HB for most of his properties, yet they didn't show up on this website.

    That sounds like a classic case of premature extrapolation.

    Really, who cares unless they are a BTL LL? This is about tenants being discriminated against, imho.

    but not by the LL but the mortgage lender, so it's the LL having their hands tied, not the LL not wanting

    obviously nothing stopping you still renting to HB tenants and hoping they don't find out

    But valid reasons why LL don't rent to HB already discussed

    All properties on there should accept benefits claimants, though some will require a guarantor.


    I just checked this for my area. There’s only one property but when I scroll down, the advert says ‘No DSS’!

    I’d check the advert wording carefully before applying for anything.

    It's frustrating, Erics Mum, and time consuming. I have found it helpful to do a standard email and then just tweak the details to suit the person I'm emailing. It is worth emailing (or calling if there's no email address) any private landlord you see advertising, even if they aren't advertising what you want, as sometimes local landlords know each other and once you explain the situation they might know someone else who can help, or they might keep your name and let you know if something comes up (some landlords are sympathetic and will help if they can). On the same token it's also worth emailing local agents because again, sometimes there is the odd one that gets the odd landlord that will consider HB, particularly in your kind of situation where you can top up or stand as guarantor.


    I think someone else mentioned that paying six months up front can help get round the problem as well; I don't know if that's an option at all. Some councils keep lists of housing benefit friendly landlords as well so it's worth asking the housing department about that. It is a bit of a numbers game, unfortunately, I do hope you find somewhere soon x
