New build bathroom renovation - resell value

Hello, I purchased a 3 bed townhouse new build 2 years ago and I have decided I want to change my bathroom.
Since I never use the bath for actually having a bath (just shower) I plan on removing the bath and replacing it with a much larger shower.
Will this negatively impact the resell value on my house?

It's a family house - I wouldn't do that. Regardless of impact on value, it may make it less appealing to buyers.

I'm not entirely sure it will affect the resale value but it will IMO certainly put off families with small children and adults who prefer a bath to a shower.

In which case it will no doubt reduce your pool of potential buyers which may, or may not, have a knock-on effect on the price.

I can't see myself selling anytime soon. And I like the idea of a much larger shower space

Reducing the potential buyer pool is also a concern. As it does seem like more of a family home with it being a three bedroom.
Had a look on house selling sites, and a few houses there seem to have done a similar thing.

As a potential buyer compared to a similar house with a bath, it would put me off not having a bath. Is your current shower already separate and it's just an enlargement, or are you replacing an over the bath shower?

If you're not planning on selling anytime soon, do what works best for you though, there's no joy in living to please potential future buyers who don't even exist yet.

Shower is currently over the bath, and the plan is to strip the bath out fully, have a larger enclosure and also improve the shower itself.
I cant see myself moving anytime soon, 3+ at least

At the most it will affect the price by the cost of putting a bath back in (and you could always point that out to potential buyers if necessary). Bit different from, say, a showerroom which doesn't have enough space to fit a bath.

Lots of similar threads so definitely worth searching. I definitely wouldn't buy a house without a bath unless I could easily put one back in - and I would be very reluctant to do that in a newly furnished bathroom, especially if it was priced to reflect the work!
