Awaiting for more details from EA - when would you put an offer?

Hi everyone,
Just wondering if I could pick your brains on this, FTB here!
House came up on the market one week ago, vendors have not found a place yet, popular area. Viewed the place on Monday and EA had no answers to some of my questions (ie fixtures and fittings included, age of the boiler) and confirmed that a message had been left to the vendor to clarify. Have not heard back from the EA in 24 hours (which is perfectly reasonable).
Now, yes I would like to know if the boiler is 1 or 100 :rotfl: years old but in fairness the property is generally in very good condition and it wouldn't be a deal breaker. Yes, I would like to know if the garden shed is included but, again, not a priority. I would like to put an offer (the EA advised during the viewing that no offers had been made up until then) :T
Do I give the EA a bit more time to get this info from vendor and follow up tomorrow/do I put an offer regardless? Properties in the area get snapped in a matter of days/couple of weeks.

tell him you want to put in an offer but don't want to until you get the answers to your questions - might make him do his job.

If they're really going to make a difference to how much you offer, make them conditional to your offer.
eg 'I'd like to offer £X-amount to include the shed, oven and fridge freezer'.
If literally just the shed, forget it - it's probably being left. If not, buy a new one.
Did the boiler look old? If yes, then not sure what you can gain by obtaining its age as surely the house was priced accordingly. If it looked new-ish, maybe check but it would not affect what I'd offer for the house as, again, not sure what you can gain.2024 wins: *must start comping again!*0 -
