Builder

Hi

I have been quoted by a builder for £700 labour for a small job and £1000 for materials. He has been giving me receipts and the materials only came upto £800.

I have already given him £1200 and he is nearly finished.

Do I get the remaining money from the material or will he keep that?

    Is the agreement that he'll recharge you at cost for the materials?
    He's not used any other materials that he might already have had in stock?

    All he said to me was £1700 material and building. The materials were delivered by the company and I was given the bill.

    Normally customers donot see the receipts at all. I wonder why he has done this.
    It is normal for companies to add some mark up on them.
    Why have you given him any money up front.
    Never pay until a job is finished and you are happy with it.

    We get lots of people saying their builders have run off with their up front money. Its really silly
    make the most of it, we are only here for the weekend.

    With our builder we get a quote, he does the work. The. He invoices us and we pay. Never anything upfront

    Well he should only get another 300£
    1700 less 12oo, less 200k on materials
    In future get everything in writing from 3 trades men , oulining exactly what they will be doing.
    Pay nothing up front
    Remember a quote is a fixed price and an estimate can be variable . So ask for a quote. Then you know exactly what you will be paying

    A quote.
    Suspect you weren't supposed to see the invoice from the merchants, but can you be sure nothing else has been supplied there will be a long list of sundries that just miraculously appear out of the back of the van
  • Sounds as if you didn't get a written quote specifying the materials and quantities.

    I think it's fairly normal to pay a small one man band for the materials as soon as they're delivered. I wouldn't pay anything for labour though until the job was completed to my satisfaction.

    Some lessons to be learned for the next time!
