Incentive for new house

Hello everyone,
I am glad to be a part from this helpful community.
I have reserved a new-build house using HTB- equity loan scheme (5% deposit) . The house price is 425 k
The builder is offering to pay my stamp duty (£6250) and providing carpet and flooring for all the house, and all white goods (washing machine , dishwasher and fridge freezer) and getting the garden turfed, In addition to 12k allowance .
Do you think It is a fair deal ? Or should I pudh it further ?

That sounds a good deal to me.
I know someone who is buying a new build, albeit about 120K less than yours, but they haven't had nearly as much offered to them.0 -
make sure you get it in writing, otherwise once exchanged and without it in writing, it's your word against theirs and it has happened on this forum."It is prudent when shopping for something important, not to limit yourself to Pound land/Estate Agents"

If you've gone ahead and reserved, it's probably a bit late to negotiate a better deal.
You would normally do any negotiation before you reserved.0 -

So much simpler just to get the price reduced. You are not dealing so much with "The builder" but with "the salesman".0 -

They are trying to avoid reducing the price. As above, I would be careful, it sounds like you are overpaying on the flat price. The stamp duty is what you would have paid anyway, and the flooring might add a little value when you come to sell, but the white goods won't and I doubt the turf will either.
I'd be cautious about accepting the deal. They obviously can't sell it at £425,000 without these things. So imagine if you have to sell in a couple of years time (and house prices haven't risen much, not exactly unlikely) - you won't be able to offer someone all this, so you might not get your money back.0 -

You could probably get wardrobes thrown in as well, they are usually a standard extra in new builds.Started out with nothing, still got most of it left.0
