huge discrepancy in estate agents valuations

    We are in Derbyshire, in Amber Valley near Belper, Ripley and Heanor. All three of which differ quite widely house price wise!

    what does a "more like this test" look like.

    pick a price range and x miles from yours that gets a sample with enough SSTC and see what people are viewing and making offers on.

    do a better or worse than this would I pay that comparison

    pretend you are buying your house as if you were not in love with the place(and think it is worth more).
  • (Not ot derail your thread but) just out of interest OP, why do prices in those three places differ? Which is the best/worst do you think?

    I used to live just a bit south of Smalley.

    doing a draw area around the 3 towns £140-£200 gets 138 places with 130 SSTC.

    £150-£190 gets 98/99 an easier sample

    plenty to be working with on a is mine better or worse.

    with a bit of work and more filters like min bed (6=0/1, 5=1/2 4=6/11 3=54/70 ) and a smaller search area it should be possible to narrow which end of £X-£Y you sit.


    A quick map view picking a view they don't seem that far apart on pricing

    narrow further
    3 bed terraced(10/12) semis(17/31) detached(16/11) bungalows(4/2)
    2 bed terraced(12/8) semis(8/9) detached(6/1) bungalows(10/10)


    You can also look at sold through prices once you get a good feel of the SSTC.

    House prices ... one little town has gone upmarket and is becoming very desirable. House prices going up. Another seems to be on a downmarket trend with prices according. The other one is in the middle!

    There is also a top price for any road so an extension may not make a lot of difference in value if the top price for the road is quite low.

    I had a quick look on Rightmove in Derbyshire and there is a distinct resistance to ex council houses. They appear to be more difficult to sell than non council houses. So that means that yours has to appear very cheap for the size of the accommodation if you want to sell it.
