I've put some rough figures together and it is all affordable given my budget, but there are some question marks that would need answers, I am still at the very early stages of this.
Regards access, I've costed gravel and tarmac roads, there is surprisingly little difference in the cost, it's going to be around £10k - £20k for this depending on how long I need the road to be, that would depend on the lay of the land etc.
Utilities is a good call, you can get septic tanks and I am looking at solar as an option. There is an electricity pylon on the edge of the land which might be an option, I am going to contact the local supplier to see what they say.
