 That's not the whole property.
 The terms are important. Whilst subletting may not be authorised, getting a lodger could be (and infact a landlord would struggle to enforce any terms that prevented it)0

            Hello All,
 I am new to this site. I hope someone would give me an advise. Here is my situation -
 I moved to Ashford Kent on the 24th of September this year. Initially I had signed 6 months contract for the flat I rent. But the estate agent called me and asked me if I am comfortable to sign a years contract. I refused as I was not sure this new place was going to work for me. Then the agent called me again and said the landlord (who lives in Australia) has agreed to let me go in 6 months if it comes to that and I have it on an email.
 Now I have given my month's notice on the 7th of August as its been 6 months and this place did not work out for me work wise. The agent keeps on telling me that they cannot let me go unless the landlord agrees. Its been 15 days but they are struggling to get an response from the landlord. They cannot advertise the property and cannot let me go unless the landlord simply replies back to the agent saying yes he agrees. I have to change from this city and move in my new place and start paying rent there as well. This agent expects me to keep paying the rent and bills on my current rented property until they find a new tenant but because the landlord is not coming back on their emails and because of that they are not advertising the property - I am losing time because of this. Also, the property is up for sale. Also they expect me to pay £450 for them to find a new tenant. The agent also said to me that I have to give my notice on the due date of the rent - which is the 24th. I gave my notice on the the 07th of August and am willing to pay them the rent until 7th of September on my next due date. They are holding my deposit and I feel stuck because of this. Can someone pls advise?0

 Whether you are in fixed term or not, your notice is only valid to end on the day a tenancy period ends.
 Typically a tenancy period is one month, so 24th - 23rd.0

 So be in breach of contract and leave yourself open to a claim for the next 6 years... Wise words here...0
