Damp

Hi,
We're in the process of buying the 1930s house we've rented for the last 3 years. Just had a surveyor in who said that we have penetrating damp upstairs and rising damp downstairs, as well as probably woodworm in the loft. He said the downstairs outside wall would probably need to be stripped back from 1 metre up and replastered.
We're going to get a BWPDA damp specialist in, but just wondering if anyone else has had this, and is it really as awful as it sounds? And does anyone know how much roughly would it cost to get woodworm sorted?
Thanks

Damp is rarely the massive problem that most people imagine and can be cured quite straighforwardly.
On this occasion, it is in your interest to get the most expensive quotes that you can for this work. Then use it as a bargaining tool to get the house cheaper.
It would be much easier and cost effective for you and the landlord if you bought this house and you should be able to get a good discount.

#1. The people that run these "sell your house and rent back" companies are generally lying thieves and are best avoided
#2. This time next year house prices in general will be lower than they are now
#3. Cheap houses are a good thing not a bad thing0 -
For woodworm treatment they just spray a chemical all over it! Get some free quotes from reputable companies (check yellow pages) and make sure you get at least a 10 year guarantee. My sister had damp and has just finished decorating over her new plaster, it's a pain, but needs doing and as dolce vita says a good bargaining tool for an excellent purchase price!
Good luck. Call of Duty widow :rolleyes:0 -
Ah good, I feel better now, I just heard the word damp and panicked! Will definitely use it as a bargaining tool though to help lower the price as much as possible.
Thank you0 -
We've got exactly the same thing with a house we are buying. We've not been told yet exactly where the damp is. The house was damp coursed last year, the company are going round this week to have a look and see what the damage is.
When I was first told I went into panic mode but now we're hoping it might also be a good bargaining tool for us, unless the damp can be fixed under the guarantee which just then leaves the woodworm.I :heart2: saving money0
