Floorplan "never made": is this even possible?

Hi everyone,
Considering putting an offer on a property but the EA advised that a floorplan was never done.
There are measurements of everything on the property listing (apart from the hallway) which totals 30 square meters. EA said that the flat's total floor space is 40 square meters. Surely the hallway that I saw wasn't 10 sq mt!
Not sure where to go from here, surely someone must have done a floorplan at some point?!

Well maybe at some point but that was probably lost years or even decades ago for some properties ( or even centuries... )0

Why "surely"? It's not compulsory. If you've already viewed the property why do you now need a floorplan? They're of more use for those who haven't (yet) seen the layout.
I suppose you could ask for another viewing if you want to take measurements this time.0 -
Is there another house similar that's sold and has a floorplan you can look at to see if it "looks about the same"?0

As others say, floorplans are not compulsory for selling a property.
(In fact, EAs only started providing floorplans a few years ago, when the relevant software became cheap and easy to use.)
BUT... you mention 30 square meters - that's a key figure.
Almost no mortgage lenders will lend on a flat/studio smaller than 30 sq meters. And even slightly larger flats might be a problem.
So measure the flat carefully, and ask lenders before paying for an application/valuation.0 -

Loads of houses are sold without the agent doing a floorplan. Its better if they do, but certainly not impossible not to!
How important is it to know the exact square footage of a hallway anyway? Did it seem big enough for what you intend to use it for? It doesn't need measuring for much furniture surely!0 -

Floor plan is the first thing I look at after clicking on the listing. Then pictures, then description. It really annoys me when there is none.0

Ask for second viewing and this time take a camera or smartphone.
Take lots of photos and measure every room, draw up a plan of the property.
Living room 3.55 metres X 2.8
Bedroom 2.95X 2.3
Hallway etc0
