Finally want to put an offer: how much?
FINALLY after viewing 15-20 properties hubby and I would like to put an offer on one that we both like (not an easy task). FTB, agreement in principle in place, no property to sell. Property has been on the market for 2 months and price reduced. Advertised for £200-£220k, vendor verbally advised during viewing that is open to offers but ideally looking at £210-220.
There are a few bits and bobs to do which will cost £: paving front garden, getting rid of wall paper/repaint but apart from decoration (which is down to individual taste) there would be no major updates to do. Kitchen could use a bit of TLC/remove breakfast bay but acceptable as it is for the time being.Vendor has not found a property to buy as of yet but is looking.
How much would you offer? I was thinking to start off with £200 - could stretch to 207 but would not go all the way up to 210.
Thank you all! Really appreciate your help.

Beat me to it!
Always start with a 'cheeky' offer; you can always go up but not down.0 -
Without knowing what the local property market is like and what similar properties are selling for you are just left with people plucking figures out of the air.
Successful negotiation is a lot more subtle then just slinging in lowball offers and failing to take into account other factors.
You have to consider that the vendor has not found anywhere to buy so no pressure on them to accept "cheeky" offers nor is it an incentive for them to look harder.0
