Thanks for the reply everyone. Unfortunately, as it's a new build, I wasn't the one that set the deadline...
Providing the process is ticking along nicely. Then the deadline will lapse. This is really in place to weed out timewasters. The developed simply wants to know that you are in a postion to purchase the property. Then they'll commit the resource to finishing it.0 -
Has anyone out there ever had any dealings with a conveyancing company called conveylaw, if so what are your thoughts regarding this company0

How often should I be checking the progress of the whole conveyancing process with my solicitor?
They have unfortunately been extremely slow, especially with responding to my questions (such as whether they're ok to proceed with the anti-money laundering searches, and when they'd like the payment for the various other searches)
How long do these searches normally take? I have a deadline which I need to exchange contracts by, and that date is only 3.5 weeks away!
I would be concerned. They are unlikely to do searches without money from you. If they havent asked for money it means they havent done this. Searches typically take a few weeks to come back.
I woudl also be concerned about their inabilty to respond to your simple questions about AML - if they havent got what they need from you they are not lawfully allowed to start work. Have you sent them certified passport copies and original bills etc as they asked? Is it just that they havent confirmed that they are happy with them?
As a buyer, i would expect an update every few days.0 -
I've given them the certified passport as well as sending them the original bills, which they've confirmed they've received. I haven't heard from them in a week now and haven't had a response to 2 of my emails.
I'm quite disappointed, given that their reviews have been very good (although the reviews for the firm are for one of their other solicitors).
Just sent another email to chase up this and ask them when they'd like me to pay for the other searches to be ordered. We're literally only 3 weeks away from the deadline, so I hope the developer isn't going to be too annoyed!0 -
Did the developer give you a 28 day deadline? If so, and you are three weeks away from that, you are still very early days. Have you had to pay the solicitor a retainer fee once you instructed them? This is so they can start the work.0

The 34 day deadline started on 27th July and ends on 13th September - I instructed the solicitors before the 27th July and paid the £50+vat instruction fee on a no-completion, no-fee basis.
And since then, I've paid the fee for the AML search only.0
