When to stop bidding when you’re the only bidder?

  • You aren't 'bidding' you're just trying to agree a price that you want to pay and the sellers want to accept!

    If you think its worth 175k, then offer that. If you don't, don't. Its not a game or a competition, its a huge purchase and hopefully your home!

    Don't mess about with things like deadlines unless they start to take the mickey.

    From what you’ve said you’re in a strong position to go for 175 as a final offer. Forget about giving deadlines. Why antagonise? My seller accepted my matched offer because he felt bullied by another bidder who gave him 48 hours to accept the offer on the understanding that the offer wouldn’t be repeated it it went to sealed bids. After that he just didn’t want to sell to them.
  • I defineltey see what you mean. This is the first house we’ve bid on so there’s still a lot of learning. My main concern is that we keep bidding and they keep rejecting even if we meet what they want, just to see if they can get more?

    What is the Home Report value? I would suggest that the vendors are looking for near that, not less than say £5k below it.

    Agents seem to be able to persuade vendors that they should set the OO price to fit in with Rightmove price band searches, I would ignore the OO price and look at the market in the area and the HR value.

    found a house we love that has been in the market at offers over £174,995.

    We decided just to go straight in with a bid if £170000 thinking that was a good bid. It was rejected, offered 172, rejected. We are going to put in a bid of 175 and think that!!!8217;s our very final bid.

    They have also not given any indication of what they want.

    They have or am I missing something.
  • I'd offer the 175 but not until a couple of weeks after the 172, and with a statement this is you final offer.

    You aren't bidding, it isn't an auction. You are offering what you are willing to pay, you can stop at any time when you feel you have offered the most that the house is worth to you.
