Restrictive Convenants

Hi we purchased a new build house 3.5 years ago, detached house with integral garage (garage part of house with bedroom over it and access to garage from inside the house).
We are now considering converting the garage into a dining room and I'm trying ascertain if a particular restrictive covenant prevents me, Conversion would require removal of garage door and replacement with bricks and windows.
The convenient states 'Not to use or suffer to be used any unbuilt part of the front of the property for any purpose except as a garden (and garage or drive or parking space if the property shall include the same)'.
We do have drive and a garden to the front, and i understand that they would fall under that convenant. I am just unsure how the garage falls into it. Is it or isn't it affected by it.
We would ultimately pass this by the solicitors to be sure, but I want to gut feeling before I pay someone to review it.

The garage is build and therefore would not be caught by the 'unbuilt' part of the covenant.
These covenants are usually to prevent you building in front of the build line.0 -
If the planning permission required each property to have a minimum of two parking spaces and one of these could be a garage if built to a minimum size, conversion of the garage may not be possible.
As the house is so new the planning decision notice will be on the planning portal of the local authority so you can check the conditions.
This is done to reduce on street parking.0 -

It's a garage, so not 'unbuilt'. Covenant does not apply.
