New to forum, FTB

Hi there,

I'm new to this forum but am just after some knowledge from some homebuyers!

I am a FTB and am currently purchasing a flat. From offer accepted to now will be 12 weeks on Friday. There are no chains either side. My solicitor has been great so far. I have just signed my mortgage deed. What sort of stages would be next and how long would you estimate for completion? Not too knowledgeable in this yet haha!

Also both the vendor and I are using online solicitors so I understand this may slightly elongate the sale.

    Ps. I also instructed a solicitor only 1 working day after offer was accepted so been there from the start :)

    How long is a piece of string? Honestly, who knows. After 12 weeks chain free you would HOPE you are close. But who knows.

    Aren't these questions you should be asking your solicitor? That's what you're paying them for after all.

    My son, also FTB purchasing a flat with no chain, is currently in week 18 from offer to now. He has had problems with the leasehold enquiries and getting satisfactory responses. He is close to exchange as there are only a couple of points still to be resolved, but if the sellers had been more willing to compromise or be helpful, it could have been done and dusted by now.

    Totally depends on what your solicitor discovers about the property when he looks through all of the information provided so far and if the enquiries he raises are answered satisfactorily.

    My son's sellers have been unable to find documents, are unwilling to pay for an indemnity policy for a defective lease and won't agree to a retention of funds, pending end of year accounts. My son may as well be buying a repossession as every enquiry has been met with "don't know".

    Thank you all. I have been emailing my solicitor regularly up until now with really speedy replies, but have not had any replies recently so am going to be on their case by ringing tomorrow as emails aren't being answered. I was just looking for other people's experiences too !!!55357;!!!56842;

    The thing that makes a leasehold purchase longer is usually the amount of time it takes for the freeholder to respond to queries. They're a law unto themselves.
