land registry update

Hi All
We're about ready to exchange on a property being sold by a part x company. They have obviously bought this property from previous owner and now selling it on to us.
We've just been informed by our solicitor that we cannot exchange because the land registry isn't updated showing the current owner.
The chain is ready to complete and we were expecting to exchange this coming Friday with view to completion on 24th.
Anybody any idea how long it takes for the land registry to update? I have no idea when this part x company purchased the house from the previous owner, only that it was being marketed since April.

It obviously depends on what the issue is. Without knowing what is holding up the registration, we cannot advise how long it will take. What I can tell you is that you won't be exchanging or completing until it has been sorted out.0

LR can usually expedite requests like that, your solicitor should get in contact with them directly.0

not sure what the issue is other than the property was recently purchased by the part x company and so possibly that completion didn't happen very long ago. I'm not sure how these things work to be honest, or how long it usually takes to update land register once a completion has happened.

If it's a straightforward purchase of an already registered title then the average processing time is 9 working days at the moment.
Delays tend to occur on other types of application such as plot sales where the property is being removed from a much larger developer title for example.
However if it was the make weigh in a part x I would imagine that the seller was buying the new build and the part x company got the single registered property mentioned in the first example

My husband checked it earlier and the solicitor also said that the land registry has raised a query with the sellers solicitor.
Not sure what that might be.
All we are aware of is the previous owner part x'd her house for a new build and that company are selling to me.
Considering this company initially said they would only accept our 'full asking price' offer if we could complete in 4 weeks makes me wonder what is going on now?!
My buyer is ready and their buyer is ready and i'm ready to exchange and complete ASAP, this is the only thing holding up the chain.
Any ideas what LR would query?

I'm afraid not - you would need to contact the solicitor involved who submitted the application to get the specific details. They will be assisting in managing the sale/purchase as appropriate so would need to be the ones to divulge any specific details relevant to their application.“Official Company Representative
