Because they don't have to. The contract (probably) states all the guarantors are jointly and severally liable for the default of any of the tenants. So it's easier for the LL to go after a guarantor they know will pay.0 -

I'm actually with you on this one simply because if you stand your ground as a guarantor/parent the decent agencies and LL's will back down and give you a guarantor/rental agreement that just is applicable to the student you are representing.
I've now successfully negotiated the point twice with different LL's so with large shared multiple HMO's of the size that the OP mentions.
So my point to all those in similar circumstances is indeed negotiaite as sometimes it can work for you.in S 38 T 2 F 50

Although "the norm", it's quite morally wrong that a landlord, in business, who gets to "choose" the individual tenants, then places ALL the financial risk on those desperate for a little roof over their head when they get tenants to promise to pay the debts of complete strangers.
It's too one-sided. The landlord can put in place all manner of "vetting processes" they like - the tenants don't know each other from Adam.
And they can't "just walk" when they find a room and it turns out to be like this as, by that stage, they are having to make a quick decision, miles from home, in a very limited "day trip/get something" situation... so they're over a barrel.
Additionally, many can't get a guarantor for a variety of legitimate reasons....
If landlords want to trouser the cash, they need to start taking it seriously and ask themselves if they'd be prepared to pay their neighbours' mortgage arrears simply because they live on the same street?0 -

Yes, it's probably an unenforceable sublet, so she shouldn't be paying rent to Mandy. She should if anything pay it to the other tenants towards the arrears. If Mandy then crawls out of the woodwork and sues, at least everyone will know where to reach her, and if she wins, she'll be in funds to pay her own impending CCK.
Having seen what it's like in leasehold blocks, the likelihood is that most of the 9 occupants will do nothing about Mandy and will leave it to their guarantors to pay up.0
