HIP and selling without an agent...

Well I'm going to give it a try.
I have printed off my house details and I'm going to put some signs up and pop an ad in the local paper.
I have been looking for a HIP provider and google has lots of companies all giving different costs.
Does anyone have any experience with getting your own HIP or any tips please?

I made up my own HIP. If you have a freehold property then it isn't *too* hard. I'd find it pretty easy the second time round!
There is a government website which tells you what you need to have in it. The index, statement of sale etc. are downloadable for free.

You need evidence of title from the Land Registry. It will cost you £6 for the title plan and title register.

You don't need a solicitor to compile your searches at all. I called my local council and spoke to the man who dealt with the local searches. I didn't have the forms but he managed to get them from his legal department and then he met me and filled out the forms with me (CON29(R) and LLC1 (it's easy actually). Cost £95
I contacted Severn Trent Water directly for the drainage and water searches CON29DW. There's a printable form on the website which you send off with a cheque for something random like £42.77. Do a google for searches and your local water company.
And the EPC. There's someone on here that runs a HIP company locally to me and he very kindly put me in touch with his Domestic Energy Assessor (DEA). Cost for the EPC was £120 - I have a five bedroom house so it will cost me a bit more than smaller houses. On that first website I linked to, it suggests contacting the accrediting schemes to see if they can put you in touch with a local DEA.
So mine cost me £263 or thereabouts. Happy to help you out if you want to follow the same route!Everything that is supposed to be in heaven is already here on earth.

There are a couple of sites that are pretty decent if you are looking for an energy assessor.
www.hcrregister.com has a find a dea/home inspector link and all listed here will be accredited.
www.findadea.com also lists DEAs geographically.
Expect to pay iro £100 for an average 3 bed property.
