Home Buying Advice

Hi,
We are looking to relocate from East Scotland to SW Scotland to be nearer family following the birth of our first son. We have no mortgage on our property and we expect to achieve a sale price of £185,000 (currently marketed at offers over 185k). The house we are purchasing is fixed price £199,000 and we have the extra funds in savings in order to purchase the new house. Houses in our area (Edinburgh) tend to sell within a number of weeks but the house we are looking at in rural SW Scotland has been on the market >6 months. Are we able to place an offer on this new property subject to ours selling? i.e. will the selling estate agent take our offer seriously? We really want this house but are unsure of the process involved in our situation.
Any advice would be appreciated!

If it's been on the market more than 6 months the seller should be taking any offer seriously!
Your solicitor will advise on the wording and timing of your offer to avoid you being in a situation where you would be unable to proceed.A kind word lasts a minute, a skelped erse is sair for a day.0
