just moved in new house and roof is leaking-survey said it was ok! help

hi, got a friend who has just bought a house. she had full survey done and it said the roof needs attention! so she spoke to the vendor who had it repaired and the roofing company the vendor used declared it all ok. she has been in for about 2 months and the roof is now leaking. the whole lot needs doing for about £5000! so can she go back to her solictor to get the vendor or the roofing company to pay for it?does she have a case? anyone help?!thanks

    Was there a guarantee issued by the roofing company?

    Has she had another roofing company/builder to look at the leaking roof and said it needs £5,000 work doing?


    If there was a guarantee issued after the initial work then the roofing company should be called out to rectify the work under the guarantee.

    If they are disputing this then get another company/builder to give a report on the roof. If the new report suggests works needs doing and it's down to the original roofing company not doing their job properly then if she can't persuade the original company to rectify it I would seek solicitor's advice.

    Would it not have been more sensible for the purchaser to have got the work done themselves,by their own choice of workman,and negociated the price off the sale?

    Possibly, but that doesn't answer the OP's question does it?

    Good advice from TomsMom; contact the previous owner of the property and ask for a the guarantee for the roof repairs (they should really have given it to your friend with the papers for the house sale) then get in touch with the roofer and ask them to fix it. If they won't, she will have to involve a solicitor.

    A solicitor would have gathered together any such guarentees during the sale.The survey wouldnt have just said " it needs attention",there would have been specific reccomendations,usually for the purchaser to get reports/professional surveys done.

    The point is,i was questioning whether they took their own surveyors advice and I dont understand which survey said it was "ok"?:confused: as per the title.,unless she is referring to the builders "survey",which isnt really a survey.:huh:

    I was puzzled why they conducted the business of getting the roof repaired in the way they did ,which seems problematic in the first instance.Before answering their question i was trying to establish why they did what they did.

    The problem with roof repairs is that they are generally patch repairs, ie repair a section or sections that have loose or broken tiles & are letting in water. The fact that the roof is leaking again could well be that another part of the roof has failed, so you'd need a roofer to confirm whether the leak was coming from a part of the roof that had the recent repair.

    Unless you have a recommended & trusted roofer, never rely on just one estimate/opinion.
    The bigger the bargain, the better I feel.
