Ground Rent

My wife and I are currently looking to move house, and have seen a leasehold property we would potentially be interested in.

I have paid the £3 to view the Title Registry, as we wanted to see how long the lease was for and how much the ground rent was. The document says the following:

(06.09.1999) Short particulars of the lease(s) (or under-lease(s))
under which the land is held:
Date : 30 July 1999
Term : 800 years from 1 June 1995
Rent : as therein mentioned

It then lists the Parties as the construction company which built the house, and the current owners.

Obviously the length of the lease is clear, but in terms of ground rent, does anyone know what the above might mean? There is no mention of a figure anywhere else in the document.

Apologies if this is an obvious question!

    It means the rent is stated in the Lease. I presume what you're looking at isn't the lease itself, just a summary of some of its terms.

    If the LR have a copy of the lease I think you can send off for a copy for £7.
    Don't assume anything the EA tells you about the lease is correct, always check the document itself.

    It might be quicker and easier to ask the current owner for a copy of their ground rent bill.

    It won't be 100% conclusive (if the current owner is very weird, they could provide a fake one) - but unless you're really suspicious, it might be good enough evidence for making an offer.

    You could then double-check the lease during the conveyance process.

    Chances are if it's a 800 year lease there won't be any unreasonable increase clauses in it.

    Must say though I've never seen an 800 year lease, normally 999??
