Detached new build exterior wall issue?

We are due to complete on our first home on the 17th, so we decided to pop down and have a look. At the moment nobody lives in any of our neighbouring houses so we decided to check out the fencing as it seemed to encroach a bit onto our land.

It appears as though on one side of our house we don’t have any access to the exterior wall of our “detached” home, which seems a bit strange to me. I would worry they could do whatever they wanted to the walls of our house and we couldn’t see it or raise an issue with it. We also couldn’t access the wall if we needed to fit a sky dish or run cables etc. (Picture linked)

Although not a major concern to us we just wanted to ask what are people’s opinions? Does this look right? I’d have though the fence they have added to partition both houses at the front, would have been set back to the rear of both houses so we could then access all areas of our exterior wall should we wish.

As I mentioned I am standing in the neighbours garden here. I hope it makes sense.

    What was the layout in the site plans?

    Can you ask exactly where the boundary is and get it documented. It looks wrong that the fence doesn't carry on the wall line but sits to your side. Is there a kink in the boundary? Can they move the fence?

    Clearly you cannot add anything to the wall if that would overhang your neighbour's land.

    It does look odd as you seem to have a vent or something in that wall. So does that encroach on your neighbour's land or not?

    As for their attaching things to the wall, again where is the boundary and is that prohibited?

    I would be raising these issues with the builder and solicitor.

    As for access for maintenance, have you read the covenants? Often they specify a neighbour needs to give access for maintenance. IIRC you are allowed it anyway but you need to know what the convents say in any case.

    I hope you are using your own choice of solicitor rather than the builder's one that may go soft on the builder's side.

    Would love to know the answers to the above so when you find out I hope you let us know :)

    All valid questions that we will be asking when we have the home preview next week. I!!!8217;ll be requesting boundary information from the solicitors first thing Monday also.

    It does seem strange to me that on a detached house you can!!!8217;t access on of your walls.

    Appreciate the reply and I will definitely let you know the outcome.

    Yes we’ve seen plans and we can’t remember seeing the small fence that depresses the two houses at the front.

    If it was at the back of the houses we would have no issue as we could access all sides of our house.
