    Yes, but the deleted clause in the OP's case will remove the possibility of doing this.

    If the OP doesn't agree to their removal, and the seller insists on their removal, then the OP won't be buying the house.

    Either the seller will withdraw, as the OP won't agree, or the OP will withdraw, as the seller won't agree.

    Exactly that. The warranty is nullified by removal of the clause, and explicit statement that there shall be no warranty
