What are the pros and cons of each?
Some of my friends say go for housing association/social housing
However others say PL are nicer more modern houses?

If you can affors to privately rent thwn you will not be a priority for social housing.
The benefit of social is the security of tenure now more likely a 5 or 6 year fixed term tenancy compared to 6 months or so in private.
Affordae rents are also cheaper.0 -

If you can get HA or LA property do it, rents are cheaper and you are more secure with a longterm place to rent. Cons is it's not so easy to move/swap property. Should be given good consideration if you will be retiring due to monthly budget/income.
PL does mean you can be served notice to go and then go through the courts before getting evicted. Rents are generally higher. Initial rental costs can be hard to swallow as can the agency fees (not applicable in Scotland). When retired unless you have a big pension you may struggle to pay rent. Also do you want to be moving when you are 70 because the LL wants his/her pension pot.
With HA/LA/PL the quality/size/condition of the properties varies but at least with HA/LA you can decorate without asking permission.
It's all swings and roundabouts, mainly can you get on the waiting list and stand a chance of bidding / being offered the property you bid on (assuming it is bid which I think the LA/HA now work on throughout the UK, unlike the good old days when you would go on the list and wait to get offerred, view accept/reject.Mortgage started 2020, aiming to clear 31/12/2029.0 -

Depending on your disabilities you may be prioritised with the bidding. Go for council and HA.Mortgage started 2020, aiming to clear 31/12/2029.0 -
Register with their local council, its a requirement with most housing associations, put name down on waiting lists for all local H.A. particularly the ones with homes for over 55's

I suppose it depends on where you live, I waited 2 years but no special needs.
Our complex has wide doorways, walk in showers etc, I have known someone in need get one within a couple of months.
If you speak to the H.A they will assess needs and give you some idea how long to wait.0
