Curtain poll falling from wall/ wash house roof

Just wanted to ask a question which I'm unsure about I have rented my current property for over 4 years in the meantime the Landlord has been really responsive in fixing any issues that needs doing and has spent a reasonable amount of money on our house that needs doing.
There is 1 outstanding and 1 occurrence that we have managed to rectify ourselves and all I'm wanting to know is if it was supposed to be our responsibility or landlords.
Curtain rail - We have had these curtains up with swags since we moved in 4 years ago and when I came home the other day I tried to shut the curtains and the rail attached to the wooden batten came off the wall taking a substantial amount of wallpaper with it. My wife is 8 months pregnant and I'm thankful it wasn't her and rather it had been myself. We told the land lord and sent him a picture which he wasn't able to get access to. His response indicated he was aware of this and said basically it would need drilling deeper with screws or move the rail higher to sit it in a fresh area. We wasn't able to do this as we was encountering what a relative stated was a concrete beam and we have had to re paper and purchase a new batten, unibond no nails which cost around £15 which isn't a big cost however should it have been up to the land lord to sort this or ourselves as it isn't a big cost however after telling him we had purchased the materials he didn't respond after that. We have however put it up and attached some hooks to make it stronger which should touch wood keep it up this time.
Wash house - Our roof is adjoined onto another property and for the last 18 months it has been leaking through the inside and we have the freezer located there and when it rains we keep getting a drip from the ceiling and onto the freezer which we have to keep wiping down. Our land lord has a designated roofer and has felted it but I can see it only goes so far and he has put it down to condensation why it keeps leaking. But the issue I have is it only leaks when it rains however I'm not really an expert but someone else's opinion would be really useful. And I've raised it a few times and don't want to get on his nerves but just whether it is a health and safety issue I would much appreciate if someone has more information on this.

Curtain rail - you have a good long standing relationship with your LL, and he as acknowledged the issue but failed to fix it originally. Why on earth would you bring up £15 worth of material you used to fix it yourself? That's petty.
Wash house - what is the construction of the wash house? Is it part of the house or outbuilding. What material is the roof? Does it slope to or away from the adjoined property? Have you shown pictures/videos of the dripping post fix to the LL? Or perhaps invite him to see for himself it's not condensation.0 -
What I really don't understand is how curtain poles always fall off the walls in rented properties. The same curtain poles in a non rented property would be there for years and years and years and never fall off.
Apart from drawing the curtains every evening have you hung anything else from the pole? I have seen people hang clothing on hangers from curtain poles when they aren't designed for any extra weight than the curtains.0 -
We have suffered the curtain pole problem in our homes in the past. Once in cardboard walls built by Barratts, again in concrete lintels as the OP describes.
Just wanted to say I noticed you said you'd used No More Nails to put the batten up. Warning - we did this once and then one day the curtains, pole & batten all came away, bringing the plaster it was attached to with it!0 -
Leak in roof probably filtering through from next door's roof. The flat concrete roof's always prone to this. A coat of roofing bitumen is a very cheap but effective solution. https://www.toolstation.com/shop/p60252
Curtain poles can and do come away. Curtain track used to fix in numerous places, poles have a max 3 attachment points. Old lime plaster doesn't help either, prone to breaking away. But if £15 has sorted it ...Mr Generous - Landlord for more than 10 years. Generous? - Possibly but sarcastic more likely.0 -
