Want to rent out house with large garden. Specialist agent?

    It sounds like the extra garden doesn't add value for most people renting (consensus here) so if you choose to pay to rent the garden (and perhaps a gardener) you might be doing this for your own reasons, such as a nostalgia for how much you enjoyed your garden, or you're not ready to let go of the property. I'm not criticising that but I think it's worth reflecting on it. Sure some people might love the big garden. Some people would love a swimming pool or a hot tub but you don't intend to install one and then maintain it for them.

    Is there any chance you will return to the property and in this case you want to hang on to the garden for you to use in future? You are obviously fond of the garden but there is a realistic chance if the property is rented out you will see it neglected and unused/unloved. This might upset you? You will find it difficult to remove the garden from the tenancy at a later date.

    Why not offer the house to rent for X and add that garden is available to rent separately for Y.

    If you might want to sell the house in the future or return to it yourself the extra garden probably would add value on a sale and would safeguard the house from having another property built close by on that land. Have you considered if you could buy it? Obviously then tenants that see it as a disadvantage would be stuck with it but at least it adds to the value in a sale.

    When we were selling last year most saw the garden as a disadvantage and said they wouldn't want it. The person who bought it wanted it because of the garden though.(chain collapsed, sale fell through)

    By the way, we do know our responsibilities as landlords... I only say this as I see a lot of comments on here about that. We have been landlords for 25 years, I just would like to know if there are any specialist letting agents, or if anyone has any experience of this. Thanks!

    You may wish to hire a gardener to come every so often to keep on top of it.
