Seller not forth coming

Any advice on sellers who on a daily basis are not forth coming with information and/or misleading their buyer?

We're in a chain of 5 and 3rd in the order of things. The seller at the top is one for a better word messing my seller about. Part of a matrimonial split the property sale was agreed subject to contracts 3 months ago. For the last 3 weeks all parties below have been informed there's one or two pieces of paperwork required to then arrange completion and exchange.

5 days ago things started to change, their solicitor and estate agent stopped communicating, we're all then told there's a matter with regards to access to the land for a farmer required, then on ttge day we were due to complete part of the matrimonial split, statutory declaration is required to be completed by and independent solicitor.

All of this has come about in the last 5 days, and needless to say has us all questioning what are they playing at. Being 3rd in the chain we're receiving as much information as possible but the problem lies with the top of the chain and an obvious lack of communication, respect for others and just a crappy attitude.

The relationshio with our buyer and seller is really good and we've kept all in the loop with progress. We all see these two documents being integral to the sale at the top and wondering how matters have been allowed to get so close without all the correct documentation.we feel entirely powerless in negotiations and lack of communication is making the situation worse. Any suggestions on how we can position our concerns to ultimately get them to get their act together asap?

    There is nothing you can do. You must rely on those who are directly party to the purchase with those people to do the pushing.

    Likewise you are in no position to judge that "matters have got so close". They may never have been anywhere near exchange for all you know since all your info is second hand and subject to spin and interpretation as it comes down the chain.

    Ultimately your only card to play is start looking at other properties. Divorce sales are usually a nightmare and you may be better off out of it.

    Confusing.
    They cannot be ready to complete unless they have exchanged.
    Why would they pre-arrange a slot prior to exchange?
    This isn't a silly attempt at exchange and completion on the same day is it?

    Sounds like pushy buyers who have their own sale sorted with the OP and presume that everything else is done! Why indeed would anyone have removals booked with no dates in place?

    I have never and would never presume to believe much being fed from other people's sale/purchase, nor to try and push messages up or down a chain. It's all
    chinese whispers. Number three is not a priveleged position. The longest chain I've ever been in was three and that was pretty awful. It's hard enough with two -
    Usually two sets of couples, two solicitors and one estate agent involved - more than enough room for misunderstandings and chinese whispers!
