Dormer cost

Hi all.
I have a chalet style home and the upstairs bedrooms have sloped walls either side due to the shape of the house and size of roof. the bathroom currently has a dormer (when i bought it) but i was hoping to get a very rough estimate on how much a dormer on either side of the house about 3m long to square up the wall and add a little more space in the bedrooms

    I've just done this job, although my new dormer spans 8m.

    I had wildly varying quotes, £35k, £42k, (both of rhese were independent loft specialist carpenters) three at £60k (all were general building companies) one at 88k (a nationwide loft conversion firm) and another at £125k + VAT!(general builder) Most said it'd take 12-14 weeks. The cheaper guys said 6-8weeks.

    I got so many because we did it all once then the guy we picked pulled out due to ill health (dangers of dealing with a small firm!) then we went back to Planning and tweaked a few bits and got a new load of quotes again.

    Went with the cheapest quote, after doing lots of research and visiting previous work. They came in on budget and it was completed in 5 weeks and building inspector happy.

    I think the OP is just asking about a dormer and not a full loft conversion with dormer.


    The cost of a dormer extension will depend on the size you’re going for, but the base cost is around £2,000.

    I'd be interested to see what could be done for £2000.

    My loft was already converted - I added a flat roof dormer to the sloping ceilings to increase usable space so we could use the rooms better. Except mine is a large span. They opened up & removed the whole back half of the roof, cut through all the timbers, built the dormer, then put it all back together again, loads of plastering involved. Upstairs was totally open to the elements for about 3 weeks, whole job took just under 6 weeks.

    But maybe £2k would work on someone else's house.

    Hi, I’m new to the forum, but am in an identical position to you. Chalet style detached house, looking for a large shed dormer extension. And wondering how much it will cost. This is different to a loft conversion, as I don’t need to worry about access, strengthening joists etc, just changing the roof structure to allow additional head room space. My understanding is that it will also be a permitted development and so won’t need planning permission either. I’m hoping it will cost significantly less than a loft conversion or conventional extension as we’d just be dealing with walls and roof structure. 

    Help would be great fully revived. Thanks. W

    A couple of thousand quid seems very low for what is a fairly major structural change to both sides of the roof.
