Transactions wouldn`t be down if the majority thought like that.

The majority don’t HAVE to sell.
Prices are set at the margins.
The 3 Ds - death, divorce and debt.

For the others, if they can’t get what they need/want they’ll consider alternatives like staying put, renting it out, building an extension etc.

I HAVE to sell as MIL has no income to cover service charges (all going in care home fees bar £25). Will let you know how we get on, but I believe there is some demand.

Indeed, but how does that prevent one from downsizing?

Blimey, i remember HPC, joined up probably almost from day one.

I did find it was dominated by the doom mongers but then i suppose the website name kinda gives it away. I think it is easy to be swayed by the arguments for a HPC, but when you ar eon that site (from memory) it is truly a one sided argument full of people constructing a very singular view of house prices.

I am glad that it didnt stop me from upsizing in late 30s and am now potentially looking at early retirement in early 50s. Just got to hope the HPC doesnt happen in the next 5 years.........Best not go see if i can remember my login........

In the context of posting like this from stuckmojo a
'HPC Senior Veteran' it is hard not to wish the rent forever loser status on such bitter and twisted characters.

Quoted for posterity: stuckmojo a 'HPC Senior Veteran': "Nice. Especially nice in the context of seeing some people's day utterly ruined by this."
