Yes of course you can put legal documents in place which may cover some/most eventualities, and may define some/most respective responsibilities.
But it's almost impossible to foresee, and account for, every potential future eventuality.
And having to rely on and enforce legal documents where things go t*ts-up just adds further (legal) costs!
As for others' experiences of trouble-free letting, and trouble-free joint ownership, yes, great. Both of these may be trouble-free. But you cannot guarantee they will be trouble-free!
For every 9 perfect tenants who always pay on time and maintain a property perfectly, there is one who does not....

Hi All,
Firstly, thank you all for your help, as a result, along with some advice from some ex work colleagues and family it was decided that renting was not a good idea.
We have come to the conclusion that selling is the only practical option, so, sadly on my part, that is what we plan to do. I almost feel like I have a cheek, but surprise, surprise I am now hoping for some more advice.
This was my only property, so again, surprising as it may seem, I have never sold one before ! Just to reiterate a little, my wife and I are separated, she is still living in the property and I am back with my mother in another county.
So, I have no idea how this is going to work with me being so far away. I know you should never assume, but I would think that we should both want the best price. Any tips or advice, links would be welcome re charges, agreeing a price etc ( I am in no hurry but as my wife wishes to move, there is likely to be more urgency on her side ) and would again be genuinely very much appreciated ........... maybe even, I should be posting this on a different forum ??
