Nice areas of Warrington?

Looking to move out of Manchester into Warrington area. We don't know the area very well so was looking for suggestions on nice places to rent.

Can anyone recommend anywhere nice and maybe let me know of areas which are historically not-so-nice?

    It depends on what you're after really. Personal experience i would avoid Penketh and Orford (rough).

    I have lived in Padgate but thats hit and miss.

    Westbrook looks nice from when i drive through.

    Areas like Stockton Heath, Appleton and Grappenhall are supposed to be nice but are a little south of warrington.

    Penketh! far from rough. Orford/Latchford/Dallam can be ropey, but there's plenty of decent & hardworking people round there too.

    Stockton Heath, Grappenhall, Lymm are probably the nicer places, but you get far less property for your money.

    Westbrook is decent, however; there's a lot of new build estates being added, and these are making the roads massively overcrowded already.

    Sankey is good if you can get in the older estates (like Whittle Hall).

    It depends on where you'll be working/commuting too - if you're going into Manchester, the m62 in a morning before 9am is a joke. The M56 isn't as bad, but it's getting to the M56 which is a pain in the !!!!.

    The train timetables have all been changed thanks to Northern Rail, so the trains are a mess in a morning too. Feel free to PM me if want to ask any more

    I work in birchwood and it is a nice area, but its expensive.

    If you are looking at renting then there is some new build homes just being built as rental. http://nuvuliving.co.uk/locations/birchwood/

    Are you going to be commuting into Manchester everyday for work etc? If so then you want to take into account the traffic on the M62 is horrible, so a train is going to be a more sensible approach. (birchwood has that)

    Commute to work into Manchester yes. Start late mornings though so I would assume traffic be calmer by then?

    We are wanting to pay no more than 800pcm for a 3 bed property, so I know some areas will be off limits with this but I'd imagine I could till rent somewhere nice on this budget in a friendly area.

    Culcheth is nice but quite small so not sure how many houses will be available to rent. (Quite a long time away I know

    Birchwood is OK with good access to M62.

    What sort of place are you looking for? Where will you be commuting to?

    Depending on the area, you'll probably get a 3 bed semi for that. Might be the odd detached house, but more than likely be semis at 800.

    If you're in Birchwood, you can get on the M62 there and you miss some of the queues/problems out, but it can still be a pain from there.

    you would miss some of the queues (its congested around warrington as the m62 goes down to two lanes for the M6 merge onto the 62.

    However there is the usual traffic around the M60 for manchester that you would hit.

    return journey wouldnt be as bad, it never seems as busy heading westbound in the afternoon/evening (i travel from birchwood via m62 westbound going home)

    Peak times are busy as usual so id say 7- 9am is when its bad, so it all depends. If i had to commute to manchester i would get the train as its only around 20 minutes i believe.

    I lived in Cinnamon Brow for 16 years until 2005. That was a decent place to live with easy motor way access and close to Birchwood Mall for shopping.

    As others have said the areas nearer the town centre are best avoided.

    Stockton Heath and Grappenhall are ok but not as nice as they'd like to think they are.

    Culcheth is also pleasant but expensive.
