Letting Agent help

Hi

Is there a way of finder my out my neighbour’s agent? We have asked several times as we want the fence fixed and general repairs that are effecting our property.
I have the owners details but he just ignores me.

I thought if I could contact the Agent they may do something.

    The letting agency isn't going to do anything. They are the landlord's agent and therefore act on the landlord's behalf. If the landlord doesn't want to spring for repairs then his agent is going to carry them out.

    The landlord is under no legal obligation to repair the fence so your options are to fix it yourself, erect your own fence on your side of the boundary, or learn to live with it.

    What are the other things the landlord is not repairing/maintaining that is impacting your property?

    If the fence needs fixing, why don't you just fix it?


    What kind of general repairs are affecting your property?


    - As above, the agent has no obligation to do anything, they work for the owner.

    The agent will ask the owner they work for what he wants to do.


    You've already asked, so know the answer.


    * who owns the boundary?
    * who owns the fence (different question!)?
    * what other "general repairs that are effecting our property" do you mean?

    If you want to know the name of the letting agent, why don't you just ask the tenant?

    Not that it will do you any good, as others have already mentioned, the agent will not carry put any repairs without the LLs consent. If anything they are even less interested in how the disrepair affects your property.

    The only person with some "traction" with the LL would be the tenant, if the state of disrepair is affecting his standard of living.

    And maybe (but its a long shot) the mortgage Lender if we are talking about some serious issues that are affecting his (not yours) property value.

    As for just fixing it myself. I have replaced my fence on my boarder the other side and f just can not afford to replace the other

    It sounds like the landlord isn't interested in fixing the fence, and the tenant isn't interested in getting the fence fixed either.

    So even if you find out who the letting agent is, I doubt they would push for something that neither landlord or tenant seems to be bothered about.

    Just to be clear, there is nothing in law to make an owner replace a fence if title documents don't place such an obligation upon them, and usually they don't. Even if they did, enforcement would be very problematic.


    Regarding expense: in winter 2014, my commercial neighbour's 8' deer fence showed signs of weakness and I realised he probably wouldn't wish to replace it. I therefore planted hornbeam saplings, bought in bulk at about 30p each, along our boundary with him. Today, that hedge is higher than what's left of the fence and we can't see all the crap in his yard any more.

    Try searching "1 any street for rent" or "house to rent any street" obviously insert their house number and the road. It should bring up the details and say the property is no longer available but it will confirm the agents.
    Mortgage started 2020, aiming to clear 31/12/2029.

    Good idea. An image search will show older listings if the OP needs to go back a while.

    BUT I don't think the letting agent will do didly squat apart from pass on the information to the LL.

    Spend £3 with land registry & see who is named as owner & at what address.

    If that is different from who you think is the owner (quite possible..), then, unless you can find them by google/facebook/woteva write to them, yes even if address is given as the property next door (may get forwarded or re-directed)
