Trying to buy house with mine shaft less than 20m away

  • I had the same issue last year, I was actually refused a mortgage with Santander on the basis of the mine shaft, but then got a mortgage with nationwide with a better LTV, so worth shopping around if you get turned down. The estate agent actually said that the banks were starting to refuse more often

    That’s really helpful to know, thank you! I think I’ve read every thread ever posted in relation to situations like this so I have heard Nationwide being mentioned a couple of times as good lenders for this type of thing. Will keep them in mind if Virgin knock us back!

    Hello!
    Just wanted to come back to update incase anyone is ever in the same position..
    It ended up taking the surveyor over a week to decide that the Coal Report findings did not affect the valuation of the property.
    We got buildings insurance in place ahead of having missives concluded and things went fine! Virgin approved our mortgage and we got our keys on 27th July :)
  • You!!!8217;re doing a little better than us. The surveyor concluded there was no effect on the valuation, the Halifax were told on the 19th and okayed us to go ahead on the 24th. Unfortunately some kind of technical hitch meant my solicitor didn!!!8217;t get the message until today. So we still haven!!!8217;t concluded the missives and no date of entry as yet :(
