Seller pulled out...now wants back in

    Thankyou for all the advice :)
    I will try to focus on imaging myself in each house, as someone said sat on the sofa once all the stress and hassle has gone.
    We have our second viewing tonight for the new house, so hopefully we will have a decision once we have slept on it.

    • On Friday, perhaps a slightly impulsive person changed their mind, and collapsed the chain
    • The EA spends 3 days calming that person down, and getting them back on track
    • The EA also spends those 3 days trying to keep everyone else in the chain calm
    • The EA is jubilant at having 'saved' the chain - then you change your mind, and collapse the chain again

    I have no particular sympathy for EAs, they chose the job they do - but you might need to brace yourself!

    Sellers (and buyers) can be utter pillocks! I know, 'cos I've been both enough!

    Just remember to put your own interests first, whatever pressure the agent might apply. Oh, and the new vendor... he may also be a first class pillock too, so be ready to need another vent!

    We will be ready! Well, maybe not Campbell, but most will be :D

    Ignore the haters, if you go through their posts you often find someone upset them so it's making them feel big to do it. Just go for what's best for you, especially if you're buying a home rather than a BTL as you will be spending a lot of time there
    An answer isn't spam just because you don't like it......

    Thats tough on the EAs part, they haven't done this for the OPs benefit, they have done it so they don't lose their commission on possibly more than one of the houses in the chain. They shouldn't put this down to the OP if it falls through its the vendor who backed out who is at fault.

    OP I would treat this situation as a good thing.

    You now have an ideal opportunity to back out if you wish, I would look at the other house again and see how you feel. Do bear in mind what others have said about you losing money if you back out of this one but it will be a small amount in the scheme of things if you feel this other house is more suited to you.

    Who knows the other house might come with similar issues down the line, but whos to say now everyone in your chain has starting to consider having to start again one of them might just realise in a few days thats what they now want to do.

    The property is all that matters. Put everything else aside. If you've second thoughts pull out. No point in buying a property that you don't envisage making a long term home. Like waiting for a bus. Another will be along soon enough.

    So Tink_x, have you viewed the second house again yet? I hope you and your fiance can manage to be objective and consider each house on its merits rather than allowing Silly Seller to influence you. Perhaps, if it is a close contest, a pros and cons list might help. Whatever you decide, please keep us posted and do what feels right for you.

    This is a business transaction and, as others have said, you owe no-one in the chain anything. Do you think they give a damn about your feelings? You have just had a week end spoilt by someone who clearly does not spare a thought for anyone else in the chain and why should he? You are not friends, you are not related, you don't work together, you just happen to be in a chain with him.

    As for EAs, they are all going down where it's hot. If they did not have hides of reinforced concrete and the morals of a Tasmanian devil they could not do their jobs; they would not be able to sleep at night.

    Eyes on the prize now. Where is that sofa going to fit best? In House 1 or in House 2?

    if you have time, I would reduce the price on House 1 for their troubles

    Forget about how you got here. You've now got to make a decision between two houses.


    If you choose House A you can exchange almost immediately and start getting ready to move. The chance of someone pulling out of that sale is low.



    If you choose House B you will not exchange for a few months. That sale may not complete for many reasons, e.g. not having your offer accepted, something comes up in the survey. The rest of your chain may drop out, so you may need to find a new buyer. You may be liable for estate agent and solicitor fees, depending on your contracts.


    If House B is the right house then it is worth all that hassle, but I'd think very carefully before pulling out of the purchase of House A.
