Tips on which option best adds value to my home!

My home is a Victorian midterraced built in 1905 in Glasgow. We have 4 bedrooms upstairs and 1 bathroom on the half landing which has a shower and bathroom. Living with just one bathroom can be challenging! The layout of the house plumbing means it would be very expensive to put in an ensuit on the upper floor. Instead, we would like to do a toilet conversion to under the stairs. We have two ideas - We don’t know which would add more value/worth doing: (1) toilet and sink only under stairs (2) toilet, sink and shower to allow for second shower in house. Not sure what difference in value this would add and how Home buyers feel about downstairs showers.

I'd use a Saniflo to sort the plumbing issue upstairs and put in an ensuite. Whilst a Saniflo isn't the perfect ideal, an ensuite would be more appealing to people than a downstairs shower. We have a saniflo in our ensuite and having it is 100 times better than not.
An ensuite and a downstairs loo is what people pretty much expect from a 4 bed house these days.Everything that is supposed to be in heaven is already here on earth.

In general many home improvement extensions etc don’t add value equal to expenditure some may recoup it but most don’t that’s not too say they don’t make property more saleable but that’s not necessarily an increase in value ...
If you really want to increase value Creating neighbourhood/community and conversely a desirable area will increase value has nothing to do with home improvements....0
