Hi,
Not sure if this is the correct place to post. I need some advise please.
I moved into my property last Sept. There is already an extension of 6m done on this property in 1997. There is no planning permission but have building regulations.
I am looking to extend it further by 6m for a kitchen.
Can I do that under permitted development? or there would be an issue because of existing extension?
I am based in Birmingham. Thanks

Permitted Developement will take into account the original footprint of the property, the footprint of the existing extension, and the footprint of the proposed extension.

The general permitted development rule is that you can add a rear extension of up to 50% of the original footprint of the property. This 50% will include any previous extensions and outbuildings.
Permitted development will not usually cover extensions to the side or front of a building.

None of that advice is correct. It's well meaning, but utterly confused. Permitted development rights are very prescriptive and tell you exactly what you can do, and where.
Best to link to official guidance, of which there is plenty, than to offer ill informed advice.
