hi
i have a relatively new house, just over 2 years old now so out of builder's 2 years warranty but still under home warranty by premiere guarantee PG (10 years).. i have discovered a leakage in my garage which is creating dampness. i spoke to the builder and they said that it was outside the warranty so speak to PG, i spoke to them and they said that i need to have a formal report and there will be 1000 gbp excess.. i am not sure what to do..

Sadly, I think there is a large excess - the 10 yr warranty is likely designed for major issues/faults. I had a window leak in my new build, only apparent in certain weather conditions, discovered after the builders warranty expired, that I ended up sorting myself
I'd get a local, recommended tradesperson in to have a look - might be a small repair only needed?0 -
Get a roofer to have a look at the job, probably cost a lot less than the excess.Mr Generous - Landlord for more than 10 years. Generous? - Possibly but sarcastic more likely.0

And if this is based on a 20mm in an hour downpour yesterday it might not all that bad if its been water tight for the two years up to that point.
What type of construction, is it attached, and where is it leaking?0 -
i will dry it up first to see if it comes back...0
