Room Dimensions Help

Hi

Just a quick question regarding usual format of room dimensions on Estate Agents websites for rooms with bay windows etc. Will the width and length measurements they quote usually be excluding additions such as bay windows (as they usually only cover a proportion of one wall at that depth rather than the full length) or will they usually be the maximum dimensions including any bay windows etc.?

IIRC when I sold my flat with bay windows the bay windows weren't included in the room dimensions.

It'll be unobstructed space. Bay windows, fireplaces, recessed wardrobes or whatever else won't be included in room dimensions.

It shouldn't include bays but often does IME. Gardens the same.

Some floor plans will include little triangles next to the walls. These show where the dimensions were taken from (assuming the estate agent has put them in the right place).

in my experience the dimensions are always taken from the widest/longest points of the room to make it look better written on a plan, if bay windows go to the floor it will include them

My house was on with two different agents when I bought it. I have both sets of details and the room sizes are very different. One agent measured into the bay windows and alcoves by the chimney breasts and the other didn't.
I think the best thing is not to believe what estate agents say and look and judge (and measure is necessary) for yourself!

It all depends on the agent and the property.

It's hit and miss.... it's also hit and miss if they tell you within the wording.

In short: any measurements they give are a "guide" and it's up to the buyer to check those measurements if anything's critical.

By the time you've been in and looked, if you've not whipped out a tape measure then it'd imply that whatever you saw was "good enough".

According to my understanding of this, Bay Windows would be included in the internal floor surface area, but not in the width/length measurements.

Older plans will often use different or older standards in terms of what's included/excluded - it depends on when it was measured and who measured it.

Realistically, for residential property it makes little difference. It's vital for offices because rents are calculated on floor space, so it changes the yields but with residential I think people just normally copy the building plans.

I've known agents to open built in wardrobe doors so they can shine their laser measure into the deepest corner of the room.
