Advance on Objecting to Retrospective Planning Permission

I'm looking for some advice on reasons I could use to object to retrospective planning permission that my neighbour has applied for after converting a detached building (garage) into a seperate dwelling. To add a bit of back ground information to this apparently planning permission was previously denied. Any advise would be very welcome.Many Thanks

    I assume it would need to meet the same regulations as a new house, insulation, adequate parking and fire regulations .....


    Look online and see why it was refused previously.

    Your council website should have a list of relevant matters that affect planning permission. If not then look on another council's site or the planning portal.

    Edit: Didn't you get a letter from the council informing you of the application? They usually include a list of grounds for objection.

    Find the reasons that the previous application was refused. It (or they) will be on the refusal notice on the website. The Local plan will be referenced and you can research the relevant paragraphs.

    If it is refused again then it is probable that the same reasons would apply now.

    There will also be a planning officers report, not always on the website, that will discuss the previous application in detail.

    All that work is done, it should contain objective opinion on how it meets or fails to meet the Local Plan, rather than the usual neighbour complaints which are almost always subjective. It is already there for your reference.

    First paragraph you are mixing up Planning and Building Regulations. Fire safety and Insulation has nothing to do with Planning. Parking provision does.

    Second paragraph is good advice. ;)

    If you can find things under "Planning Matters taken into account", then they are worth mentioning. Don't bother with anything under "Planning Matters not taken into account".
    If it sticks, force it.
    If it breaks, well it wasn't working right anyway.
