    It's not hard to make an educated guess based on the architectural style. Post a picture.

    You'll also have the original date of transfer on the Land Registry documents which will help.

    I am not sure how to find date of transfer from title register. What should it says?

    Okay, well it looks late thirties to fifties, so whilst I think it's almost certainly later than 1936, it's not introvertible evidence.

    The land registry document will have legalese writig within it. I assume
    You don't have the original deeds as you haven't bought the house, but the title register would usually quote them and it says something like "This deed/transfer dated xxxxxxxxx between xxxxxx of xxxxxxxx and xxxxx of xxxxxxx...."

    Also have you had the searches back? The water drainage search CON29DW will show you what they know is public. Private sewers aren't usually mapped.

    Ultimately, it's the state of the drains that are of concern, not the paperwork. An indemnity policy can be purchased, although I suspect that no build over agreement was required at the time and no one is going to come looking for it. It had BCA when it was built and buildover agreements are part of BC, so I thinknthat's more evidence - if there is no agreement - that none was required at that time.

    My to-do list would contain a CCTV survey of the drains on this house's land.

    Interestingly I just got following response from my sol.

    "an agreement was no required there is a manhole on the front giving access to the drains."

    Does it makes sense! ? :huh:

    Not sure how to respond to my sol. so that he can takle this!?

    PS I just conceious that I am trying to teach my sol. how to do his job which might not be taken very well!!

    Solicitors know very little about Building Regulations. I wouldn't bother replying right now. I suspect it isn't required for a different reason and you should have the documents yourself .

    Do you have the title register? It's £3 from the Land Registry if you don't.

    What about the search results?

    I got title register from LR website for £3. The search results have flagged up the issue.

    I got some more clarity over this matter.

    I got confirmation from both Council and STW that because it was build in 2003 it didn't require BOA from either. Its only council that needs to provide completion certificate which it has. So from the paper work / legal viewpoint this is covered.

    But the thing that keeps bothering me is the practicality of this. What happens when the drain collapse which is underneath the extension? Will STW fix it at my expense? Just not sure about living with this on back of my mind.

    Also any future extension will require BOA.

    Any thoughts or I am over thinking this?
